Imagine an environment that places emphasis on lifestyles embracing the tranquil essence of a careful existence nestled with a state of the art security in a gated community. TIARA ESTATE encompasses this sought after lifstyle. It provides comfort and security.


The site is located less than 3 kilometres from Karen Shopping Centre. Situtated on Kerarapon Road, Off Ngong Road at a site that offer breathtaking view of Ngong Hills and Ololua Forest. It gently slopes towards Kerarapon Road where the access road will be. It’s an ideal place to relieve the urban pressure.


The Charm of the estate impacts on the sorrounding environment and as such there has been need to maintain visual balance. The Developer has created an environment which recaptures the joy of living and a sense of community. The community has a club house complete with a swimming pool and a splash pool, health club, sauna, steam, gymnasium and aerobics room, a children play area etc. Residents can jog along the perimeter of the complex on a secure well – lit jogging track.


The imposing main gate entrance is the heart of the state of art security. It is backed by guards at every corner patrolling on a 24 hours basis. The complex is protected by a 2.4 meter high electrified wall. The guard controls all vehicles and pedestrian access through a single access control point. A well lit buffer has been created around the whole estate perimeter and this concealed by a natural fence. The Team of Architects has worked hard to provide each typology. Its own unique external finish while maintaining conformity in the space provided. The Architectural concept/theme is inspired by CAPE DUTCH kind of design. It provides charm to the external facades and has been creatively developed by Plence Architects, one of Kenya’s leading Architectural Firms. The Estate has 48 villas, 4 & 5 bedrooms on approximately half an acre each.

There are 3 types of houses mainly Platinum, Gold & Silver. Each Villa is completely detached from the other and has its own private garden. High fencing will not permitted but a small picket fence thus allowing neighbours to co-exist in perfect harmony with each other. There is no room for burglar proofing.


To make the estate pleasant to the residents, the roads will have large shoulders to allow safe cycling and pedestrians’ movements. The Estate will be internet ready utilizing wireless technology. The entire estate will have a centralized satellite and a local TV System that will ensure that all Channels are crystal clear requiring owners to simply plug in their decoders. The main supply of water is by NWSC and a back up of overhead and underground tanks.

Each villa has its own septic tank built to the highest standards. Electricity is readily available. A corporate body will be created to manage the whole estate. All units will be connected to the main entrance through an intercom service. The corporate body formed will manage the grounds and undertake other maintenance works.
